Points to Remember

First, please note that this worksheet is not intended to replace a standard replacement reserve analysis. A standard replacement reserve analysis typically looks at a period of at least 20 to 30 years and suggests regular funding required to replace essential capital elements over that timeframe. So a roof replacement required 20 years from now would show up as a funding requirement today.

 

This worksheet is designed to look at upcoming capital costs over a shorter time frame over a maximum of 10 years. This enables you to take a serious look at the near-term capital requirements for your property and develop a funding program to meet them.


The expenses and reserve contributions shown are for illustrative purposes and are probably not typical for your property but they will serve to show how you can use the spreadsheet for budgeting purposes.
